My Strategic Approach to Buying a Home
Rooted in the DMAIC methodology I have mastered in my previous careers, I approach each new buying mandate entrusted to me with a structured, strategic mindset that not only enables myself and my clients to validate the right decisions are being made but also make strategic decisions on how this wonderful but stressful time searching for the home that will best suit them will be spent. On top of making decisions on the how, the model allows for homebuyers to understand the whys behind the overall strategy they will adopt, and control over the effectiveness of the chosen plan of action, and obviously and more importantly, the invaluable opportunity to tweak parameters to optimize results.

Define

Once goals have been set, we enter the measure phase. I see this phase as a gap analysis between where you currently are and where you want to be, along with what it will take to get you there.

This is where we start reviewing that you can afford your goals, that you are willing and able to adapt to the current market conditions, and set the terms of our representation agreement.
Analyze
This is the step I love the most because I get to bring you innovative ideas that you may not have thought about.

I review all options that are susceptible to meeting your goals and we evaluate their potential.

We also discuss the risks and opportunities of each option and take a step back to review everything prior to making the big decision.

Once a strategy has been chosen, we put an action plan together with milestone to help monitoring the efficiency of the chosen strategy.
Implement
This is when we go live and execute the action plan.

Most likely, we will be hunting homes, viewing homes to make sure they are appealing to you and meet your needs and whishes, but also for me to review that they are in good conditions and have no red flags.

If we have defined your needs properly, were accurate in the gap analysis, and chosen an effective strategy, we will be submitting offers in this step and negotiating the perfect home for you and your family within the time frame established in the original action plan.
Control
Sometimes, market changes, or needs change and we need to adapt. This is why I include milestones in the action plan to measure the effectiveness of the chosen strategy. If we end up hitting the control phase, we will need to re-evaluate the parameters.
This would be seen as a corrective action. It could be that we haven't dug deep enough in the Define phase to uncover the true needs needing to be addressed, or due to market changes, the gap analysis is no longer accurate. It could also be that some parameters of the strategy need to be reviewed to optimized efficiency.
